When searching for a home, your first step is to contact a real estate agent and ask them to create an MLS search for you. The MLS search created by the agent will email you updated information about new listings that meet your needs in a home. Having this professional listing alert to use will mean you do not have to search any real estate website on your own. Should you decide to do your own home search online the only website you should use is Realtor.com or an agent website like GufsdieTeam.info. The information from theses websites is pulled directly from the MLS more often and is more accurate than Zillow or Trulia.
While searching online you may find a home you want to see and when you tell your real estate agent about it they may say it is "Active with Contract" and ask if you still want to go see it. Here is the deal with Active with Contract when a home in the western Pasco Florida MLS receives a signed contract (accepted offer) the real estate professional who listed the house will set the homes status as "AWC" or Active with Contract in the MLS. This means that there are conditions of the contract that have not yet been met and the seller is keeping the home open to showings and back-up offers on the house. Back up offers are not "Kick Out" offers and if you submit a back up, you have to wait until the first contract fails to close before you can start your contract's timeline. The usual conditions of the contract that trigger an AWC status are home inspection period, buyer obtaining financing or the sale of the buyers home in order to purchase the home home in AWC status.
You can look at homes that are AWC or Active with Contract but you should know that you are looking at a home that most likely will sell to the other party. Your real estate agent will most likely explain this to you.
AWC on online real estate websites. Trulia, Zillow and others do not recognize Active with Contract as a "Pending" status and they will show these homes as available. This is one main reason real estate professionals dislike these sites. The information is inaccurate and misleading. You will waste your valuable time messing with these websites and emailing your agent about homes that are not really available to purchase. You should always rely on your agents MLS search emails and if you have to, use Realtor.com to search on your own or if you want to see homes outside of your "need" requirements. Lets say you don't want a home with a pool but you wouldn't mind one and your agent isn't searching pool homes. You can check these sites to see what pool homes are available in your price range.
