Home Owner Association Documents - What Every Seller Should Know

Selling your Florida home in a community where you have
a Homeowners Association requires that you provide your potential buyer with a copy of the community rules and regulations regarding the community and your property.  You will want to furnish your real estate professional with a copy of your community homeowner's association rules and regulations when they list your home.  We will scan your community rules and regulations into our system and upload them as an attachment to your homes MLS listing advertisement.  This way, any potential buyers agent can access the document and provide it to your buyer for review.  Should you fail to provide your potential buyer with the homeowner's community rules and regulations the buyer may cancel the contract to purchase your home.

Wait Mike! I don't have my HOA rules and regulations!
Not to worry.  Having me as your real estate professional means that I will work diligently for you to get your home sold.  You need these documents to sell your home and I will get them for you.  Providing your community rules and regulations to the potential buyers in the MLS before they make their offer will not only avoid any mistakes in providing the documents which may result in the buyer canceling the contract but it will also ensure that your buyer has full knowledge of the rules and regulations moving forward with the purchase of your home.

My job is to protect you when selling your home.  Offering
your home buyer the community rules and regulations up front reduces my need to answer any community questions to the buyers agent verbally.  You and I can rely solely on the information contained within the rules and regulations to give the buyer the answers they seek. If you or someone you know is interested in selling a home in Trinity or New Port Richey Florida, Contact Me Online and request a home evaluation and market analysis.  I am your local real estate expert in New Port Richey and Trinity specialising in residential real estate with homeowners associations.
