Pasco county Florida has more than 470,000 residents and
approximately 15,000 of those residents live in the city of New Port Richey (proper) on the western coast of Florida along the Gulf of Mexico and approximately 5,000 more people live in the surrounding zip codes of New Port Richey which include Gulf Harbors, Green Key, MIllers Bayou and New Port Richey East.


The "Little City by The River" has definitely grown in population and home construction since it's inception when the the entire city was settled basically where main street now sits and west of the Pithlachascotee River and the town was named "Port Richey".  When the bridge was built to cross the river and people started settling across the river, the townspeople referred to the new area as "New" Port Richey. The number of wonderful city and county supported parks, beaches and urban development has made New Port Richey and Port Richey a wonderful place to live.  

With highly affordable property taxes, theatre and dining

Home Prices are On The Rise in New Port Richey Florida

Home prices are on the rise in New Port Richey Florida and
 this is the best time to sell or buy a home in New Port Richey. You can easily sell your home and purchase either a downsized home or buy up to a larger home and take advantage of the low mortgage loan interest rates.  Although the prices of homes are rising, home buyers are still getting low interest rates and if you have not owned a home in the last 5 years or you are a first time home buyer you may qualify for tax incentives for first time home buyers. 


Owning a home in New Port Richey or Port Richey Florida is
still more affordable than renting a home. You can get a Florida Homestead Exemption on your homes taxable value if the home is your primary residence which reduces your homes taxable value by at least $25,000.  With lower interest rates, a $100,000 home loan at 5% interest for 30 Years is $536.82 a Month. Want to Sell Your Home After a Sinkhole Remediation? Information you need to know.

Selling your home after having a sinkhole remediation
takes one very important thing. A knowledgeable real estate professional who knows how to sell your repaired sinkhole home. What will the buyers insurance company need?  What will the buyers lender need?  Can a buyer get a mortgage on your home?  Can the buyer get insurance even if they cannot get a mortgage?  I have the answers to these questions and they are based on your homes specific information.


Is your home going to be a cash only sale or can the buyer obtain a conventional mortgage?  In order for your buyer to obtain a mortgage you will need to provide them with a complete copy of the engineer report detailing the necessary repairs. You will also need to provide them with the summary report which confirms that the exact repairs that were suggested in the engineer report matches the summary report.  If the engineer report states that the home should be "piered" or "Pinned" and you have it grouted instead. The buyer cannot obtain a mortgage on your home and we will need to find a cash buyer.

Can a buyer get insurance on the home I am selling? If
you had the home repaired then yes, but you will need to provide them with the following: the debt page from when the claim was filed, ( check cluereport.com)executive summary report, final report. Keep in mind it may take 6 weeks for the insurance company to review this information for your buyer so once you enter into a contract, you will have a longer than usual time to close. If you do not have these documents pertaining to your homes sinkhole, your home can be insured for cash value which offers little coverage and will affect the market value of your home.


What if I didn't repair my sinkhole?  Unrepaired sinkhole homes can get insurance from one carrier at this time. The policy will be more costly to the buyer and will not cover "catastrophic ground collapse" damage. In this case your home would need to sell for all cash and at a reduced market value.
