Places to Vist in Port Richey Florida - The Crab Shack

Visiting New Port Richey Florida when in western
Pasco county on the Gulf of Mexico there are great places to visit.  One of these awesome local places to visit is the Crab Shack in Port Richey.  The Crab Shack is located just east of the US 19 bridge on the Pithlachascotee River.  Maybe you have driven down US 19 in Port Richey and noticed the giant shark hanging by the dock along the river and wondered what that was, that my friends is the Crab Shack

The Crab Shack is definitely a unique dining experience in Port Richey. The restaurant is built around the historic trees along the riverbank you can enjoy great food in a friendly atmosphere surrounded by nature that is growing right up through the restaurant as well as the big tree on one of the outer decks that twists through the tables.  Some of the "must try" fare includes the Fish Ruben sandwich and the Captain Dan burger and if you have never had Shrimp Poppers, you might want to wet your appetite with an order.

The Crab Shack in Port Richey is one of those
places that are tucked away from the hustle and bustle of US19 where local people meet to dine and enjoy the Pithlachascotee River that our city is built around.  You can sit and relax in with a great cocktail or a bucket of beer and watch the boats go by while you enjoy your lunch or dinner. When your out on the river either as a visitor or a resident, be sure to pop by the Crab Shack and tie off on one of the docks and enjoy some great food and friendly service.  The Crab Shack is just one more reason I love living in New Port Richey.

Hiring the Right Realtor When Selling Your New Port Richey Home

Selling your home in New Port Richey Florida
takes consistent and constant marketing of your home.  Your homes advertising and marketing is top priority in my book. You will not get showings and offers without it and I can't handle the sales transaction of your home if I don't advertise the house to attract qualified home buyers. There is much more to selling  home than putting it in the MLS and placing a sign in the yard.

Avoid an agent who uses the 3 P's of Real Estate marketing. That is when they Put it in the MLS, Place a sign in the yard and Pray another agent sells the house.  That is not how I work and I'm sure it's not the service you want to pay for.  You want a Realtor who takes their job seriously and who will work diligently for you to get your home in New Port Richey sold.

Did you know that home buyers start their home search online more than 95% of the time?  Studies have shown that online home buyers are first attracted by the photos of the house.  This is why I have taken photography classes and learned how to correctly shoot and edit my customers photos. Your homes photos will be used across the internet and in flyers, virtual tours, social media marketing and more. You want the best photos possible.

Hiring the right Realtor when selling your home in
New Port Richey Florida is very important to your success in selling your home. I would love to be among the agents you interview for the job of selling your home and here are a few questions to ask your potential agent.

  •  How many homes did you sell last year?
  •  How will you advertise my home to buyers?
  •  Are you a full time Realtor?

Ask to see advertising of other listings they have and ask questions about the marketing they do. I will give your home it's very own website as well as spring advertising. These are things that very few agents do, but I take the marketing of my customers homes very seriously.

I am your New Port Richey real estate expert and it would be my pleasure to price you with a no obligation market analysis of your home. You can contact me online and request information and I will respond often times within 24 hours.

Point West Condominiums in New Port Richey Florida

Condominium living is a popular choice for
people in Florida. Many people purchase their condominium to use as a winter residence to escape the cold of other states. One of the most desired condominium communities in New Port Richey Florida is the Pointe West Condominium community located inside the gated community of SummerTree which is reserved for those age 55 and over.

You will want a Realtor who is knowledgable in the condominium community where you chose to purchase your condominium.  Having a Realtor, like me with experience through many sales over the years and knowledge about the community is very important. No other Realtor has sold as many condominiums in Pointe West than I have in the last few years.

Here is some basic information about the Pointe West Condominium community:

Homes are available in 1 bedroom and 2
bedroom floor plans and with or without an attached garage.  The homes with a garage will cost a little more since the building insurance and roof are maintained by the association and these homes are a bit larger.

Monthly maintenance includes building insurance, roof repairs or replacement, trash removal, basic cable, irrigation, an annual termite inspection and all the amenities of the SummerTree community which includes the heated pool, spa, fitness gym, billiard room, tennis courts and more.  The SummerTree golf course is open to the public and there is a fee for residents to tee off. the golf course is a 9 hole course and has very affordable rates and an on site pub.

Pets are welcome but are limited to 2 pets per home and cannot weigh more than 20 pounds at maturity.

Buyers must make application to the

association in order to buy in Pointe West and with the 15 day right of first refusal, even cash buyers will need about 30 days to close on their condo purchase.

When selling your condominium in Pointe West, do not hesitate to call me. I market and advertise your condo to attract quality buyers and I provide all of the condominium documents to your buyer as required by law so you have little to do when you hire me to sell your condominium. Contact me online to request a no obligation market analysis of your condominium.
