How Much Do We Offer on The Home We Want?

Searching for a new home is an exciting time and
once you find that prefect house to make your home, you may be unsure about how much to offer on the house.  Often times if you really want the home and if the local housing market is moving quickly you may want to make a full price offer providing it is a realistic price.  Your Realtor(R) can advise you in this area.  We cannot tell you how much to offer, but we can advise you on the market conditions and what comparable homes have sold for.

I give you what is called a quick cma. This is a less flashy Comparative Market Analysis that only shows you the statistics of what has sold and what is currently under contract.  This quick cma will give you a snapshot of the local market and what the maximum, average and minimum sales prices have been in the last 3-6 months.  We will be cautious to not go back further than 6 months since the market in our area of New Port Richey & Trinity Florida is increasing and if we look at data that is too old, your offer may be inferior to another persons offer and you may not get the house.  Ideally, I will show you local real estate market activity for the last 3 months. This is something that any real estate agent should be doing for you when you are thinking about how much to offer on a home. 

One important aspect of the Comparative Market
Analysis (commonly referred to as a CMA) is the days on market of the homes in the report.  Generally speaking, a home that has been on the sales market for a longer period of time than other homes will most likely sell for less money than other homes in the neighborhood. Looking at the days on market can help you decide how much to offer on the home you like.  I always meet with you for a consultation to go over the data in the reports so you can make an informed decision on how much to offer. My job as your real estate professional is to make sure you get the home you want at a fair price and I take that part of my job very seriously. 

When a homeowner lists their home for sale, they also review a Comparative Market Analysis to evaluate the right asking price for their home. The report they see will be almost identical to the one you see provided both Realtors(R) prepared there reports properly. This is why I say that often times you may want to make a full price offer to be sure you get the home that you want.  The seller has most likely priced the home in a fair price range based on the CMA.  Our local Real Estate market in New Port Richey and Trinity Florida is a sellers market and with that variable added to the equation your ability to make a lower offer or a low-ball offer (thats a super low offer) may not get you the home.  Recently I had buyers who balked at list prices of homes and every one of those houses went under contract and sold. Listen to the information that your real estate agent is giving you.  Don't lose out on the house! New Port Richey Florida Retirement Community of SummerTree

Retirement communities in Florida are quite abundant.  What 
we mean when we say "retirement community" is that certain communities in Florida are reserved for those age 55 or over and at least one of the full time residents must be age 55 or better.  Generally speaking, if you are a couple and only one of you are age 55 you can still own the home and live there together.  Most retirement communities in New Port Richey Florida are very well maintained communities and a good number of those communities are gated and have golf courses although not all of them do.


SummerTree in New Port Richey Florida is one of the retirement communities that is gated and well maintained and  SummerTree has a 9 hole golf course as well as a clubhouse, heated pool, hot tub, fitness gym which is complete with mens and ladies locker rooms.  You can also enjoy the Billiard room in the SummerTree clubhouse. 5 Things Your Real Estate Agent May Do That Might Stop Your Home from Selling

Hiring the right real estate agent to sell your home
is important and you may not always know if you made the right choice in real estate professional.  There are a few things that almost all real estate agents do to advertise your home to attract buyers and their agents to your home.  These include an MLS (Multiple Listing Service) advertisement, web advertising, open houses and email blasts.  However not all agents do these things well and to the best of their ability.

1- Your homes MLS advertisement is syndicated to all of those real estate websites and the photos of your home that are in the MLS are the same photos that are published on all of those real estate websites so you will want to review the photos of your home before the agent shares them all over the internet.  Bad or Small photos will stop buyers from viewing your home.

2- You filled out and signed certain disclosures about your home, your home owners association and others.  Your "Sellers Property Disclosure" is important and your potential buyer must review and sign the disclosure before they write their offer.  Your agent has the ability to add disclosures as attachments to your MLS advertisement so the agents can give them your potential buyers.  Not having these disclosures available on the MLS means that the buyers agent must request them from your agent and if your agent is not available or quick to respond, the buyer may not view your home or make an offer on your home.  I recommend you ask that your agent attach these documents to your homes MLS advertisement.

3- You should be receiving feedback from the buyers who are viewing your home.  Your agent may need to follow up with the buyers real estate agent to get the feedback and if your agent is not organized and professional, they may not request this information which can be important to you in selling your home.  Not getting buyers feedback may hurt your homes sale. 

4- Your homes MLS advertisement has a section where your agent writes a description of your home and can point out positive things about your home which buyers and their agents read.  This written description is also syndicated out to websites along with the photos of your home.  You should request a copy of your homes MLS advertisement so you can be sure that your agent is doing your home justice in their advertising. 

5- Scheduling buyers appointments is of course super important.  If your living in the home you are selling and your agent needs to contact you to schedule the buyers showings and the buyers agent has trouble getting your agent on the phone to schedule the appointment you may have less showings.  I suggest you ask your agent if they use a showing appointment service that will always answer and always schedule the showings with you.  One of the most common complaints we have as agents is listing agents who do not answer their phone or cal back in a timely manner in order for us to show the home. 


You deserve excellent service from your Pasco county Florida real estate professional and you should always ask to see the advertising your agent is doing on your behalf.  Poor advertising and mis handling of appointments can result in fewer showings of your home and may cause your home to be on the sales market longer than necessary.  Keep in mind that the longer a home is on the market the less money it will eventually sell for since buyers know how long you have been listed and relate longer days on market to mean your home is less desirable then others.

Places to Vist in Port Richey Florida - The Crab Shack

Visiting New Port Richey Florida when in western
Pasco county on the Gulf of Mexico there are great places to visit.  One of these awesome local places to visit is the Crab Shack in Port Richey.  The Crab Shack is located just east of the US 19 bridge on the Pithlachascotee River.  Maybe you have driven down US 19 in Port Richey and noticed the giant shark hanging by the dock along the river and wondered what that was, that my friends is the Crab Shack. 

The Crab Shack is definitely a unique dining experience in Port Richey. The restaurant is built around the historic trees along the riverbank you can enjoy great food in a friendly atmosphere surrounded by nature that is growing right up through the restaurant as well as the big tree on one of the outer decks that twists through the tables.  Some of the "must try" fare includes the Fish Ruben sandwich and the Captain Dan burger and if you have never had Shrimp Poppers, you might want to wet your appetite with an order.

The Crab Shack in Port Richey is one of those
places that are tucked away from the hustle and bustle of US19 where local people meet to dine and enjoy the Pithlachascotee River that our city is built around.  You can sit and relax in with a great cocktail or a bucket of beer and watch the boats go by while you enjoy your lunch or dinner. When your out on the river either as a visitor or a resident, be sure to pop by the Crab Shack and tie off on one of the docks and enjoy some great food and friendly service.  The Crab Shack is just one more reason I love living in New Port Richey.

Point West Condominiums in New Port Richey Florida

Condominium living is a popular choice for
people in Florida. Many people purchase their condominium to use as a winter residence to escape the cold of other states. One of the most desired condominium communities in New Port Richey Florida is the Pointe West Condominium community located inside the gated community of SummerTree which is reserved for those age 55 and over.

You will want a Realtor who is knowledgable in the condominium community where you chose to purchase your condominium.  Having a Realtor, like me with experience through many sales over the years and knowledge about the community is very important. No other Realtor has sold as many condominiums in Pointe West than I have in the last few years. 

Here is some basic information about the Pointe West Condominium community:

Homes are available in 1 bedroom and 2
bedroom floor plans and with or without an attached garage.  The homes with a garage will cost a little more since the building insurance and roof are maintained by the association and these homes are a bit larger.

Monthly maintenance includes building insurance, roof repairs or replacement, trash removal, basic cable, irrigation, an annual termite inspection and all the amenities of the SummerTree community which includes the heated pool, spa, fitness gym, billiard room, tennis courts and more.  The SummerTree golf course is open to the public and there is a fee for residents to tee off. the golf course is a 9 hole course and has very affordable rates and an on site pub.

Pets are welcome but are limited to 2 pets per home and cannot weigh more than 20 pounds at maturity.

Buyers must make application to the

association in order to buy in Pointe West and with the 15 day right of first refusal, even cash buyers will need about 30 days to close on their condo purchase.
