Real Estate Market Snapshot of Waterfront Home Sales in Port Richey Florida April 2016


Port Richey Florida has a variety of waterfront home styles that our neighbors can take advantage of.  Port Richey has a number of lakefront homes, homes on ponds and the bayou as well as homes on canals and the Gulf of Mexico.  This current report does not include lake or pond homesites. A big part of living the Florida lifestyle is being on or near the coast and waterfront.  Port Richey offers some of the most affordable waterfront homes in the entire state of Florida.

For the month of April 2016, the waterfront home sales in Port Richey Florida were:
Sold Homes
4 Bedroom 4 bath non pool home 1,894 sq feet sold for $111,069.
3 Bedroom 3 Bath with a Pool 2,710 sq feet sold for $580,000.00
4 Bedroom 3 Bath non Pool 3,732 sq feet sold for $675,000.00
Pending Sales (under contract)
1 Home. 3 Bedroom 2 Bath non Pool 1,890 sq feet had a list price of $190,000.00

There were a number of waterfront homes that sold and went under contract which were located on smaller lakes and ponds. Those sales are not included in this.  The variation in sales price is related to not only the size of the home but the water it is located on as well as the neighborhood, age of home and external items like dock, davit, seawall.

Summertree Market Report February 2016

Whether you live in Summertree or you are interested in living in Summertree, you may want to stay updated on the real estate market activity in the community. Summertree is a beautiful gated community that offers a public golf course and is reserved for those age 55 and over.  The Gulfside Team has the experience and knowledge you want in your Realtor when selling or buying a home in Summertree.

Homes Pending in February:
Pending Sale Prices are LIST price and not contract price.
4 Condominiums in Pointe West went under contract. They were all 1 bedroom condominiums and the listing prices ranged from $27,000 - $34,000. 

2 Homes in Arborwood went under contract. Both homes are 2 bedrooms and 2 bath homes. Listing prices were $89,900 and $105,000.  

Homes SOLD in February:
Sold Sale Prices Reflect Actual Sold Prices
4 Condominiums in Pointe West Sold. 2 of the condos were 1 bedroom and 2 of the condos were 2 bedroom. The 1 bedroom sale prices were $18,000 (foreclosure) and $29,000. The 2 bedroom sale prices were $25,000 and $38,000.

2 Homes in Arborwood Sold. Both homes were 2 bedroom 2 bath homes and ranged in price from $63,900 and $89,500.

1 Home in The Fairways Sold. This was a 3 bedroom home not on the golf course and it sold for $143,000.

1 Villa Sold. This is a 2 bedroom attached villa in the Villas of Summertree and it Sold for $104,000.

1 Home in Cross Creek at Summertree Sold. This home has 3 bedrooms and a final sale price of $180,000.00

Things to Know When Buying a Waterfront Home on Pasco's Gulf Coast


Owning a waterfront home is the goal of many Floridians who live near the coast.  Here on the Gulf coast of Pasco county we have 3 Gulfside cities that our customers look to when buying  waterfront home.  There are some specific things to think about whether you are interested in living in New Port Richey, Port Richey or Hudson on the water.

You need to know how buying a home on the water will affect
your financing.  Property taxes and homeowners insurance are higher on waterfront homes.  You will be required to have flood insurance as part of your home owners insurance and if the roof and windows are not up to wind resistance standards, you can see even higher insurance rates.  Your taxes and insurance are calculated into your Debt to Income Ratio or DTI.  In essence, your DTI is the difference between how much money you net each month and how much your expenses are each month.  You will need to speak with your lender to verify that your DTI can support the higher taxes and insurance.  Please don't think that means you can't live here and own a boat even if you don't buy a waterfront home. We have a number of free boat launches along Pasco county's Gulf coast. 

You will also want to evaluate what you must have in your waterfront home.  Your finances may dictate how much you can spend on extras for the home. Extras like a floating dock, a davit, repair of the seawall upgrading windows and exterior doors and other extras you may wan like a fish cleaning station.  You may already own a boat and you will need to verify that the canals are deep enough and wide enough for you to make turns in order to get out to the open gulf.  You should evaluate your situation and with your Realtor, discuss what you must have in the home before you head out looking.

Embassy Hills in Port Richey Florida Market Report Jan 2016

Port Richey Florida is a city in Pasco county along the Gulf of Mexico. The Embassy Hills community is a large community of single family homes.  These homes are block construction in a Bungalow style of 2 bedroom and some 3 bedroom floor plans with 1-2 bathrooms. Located along Embassy Blvd which runs from US 19 in the west to Little Rd to the east.  You have no shortage of shopping and dining living un Embassy Hills in Port Richey and you are convenient to parks and local beaches as well.  Just minutes to downtown New Port Richey is another reason people like living in Embassy Hills in Port Richey Florida.

January 2016 Market Report (stats from Jan 1-31)


8 Homes were active on the sales market and they ranged in size from 1,114 square feet to 1,625 square feet with list prices between $59,000 - $135,000

11 Homes Sold in January. These homes ranged in size from 973 square feet to 1,329 square feet with Sold Prices between $43,950 - $94,000.  2 Homes had private pools and neither pool home was included in the highest sales prices

7 Homes were Pending Sale. These are homes that had contracts where all contingencies were met and a closing date is eminent. These homes ranged in size from 1,168 - 1,434 square feet with List Prices between $55,000 - $119,000 and 3 of the homes had private pools. Final Sales Prices are not known until the sale closes. 

6 Homes were Active with Contract. These homes have contracts on them but there are still contingencies to be met like, home inspection, financing, appraisal etc... These homes ranged in size from 1,346 - 1,792 square feet with list prices of $65,000 - $118,000 and 2 of the homes had private pools.

Top 3 Tips to Get Your Home Sold


You have decided to move and you want to put your home on the real estate market for sale. You don't want to be another expired listing in the MLS, you want to sell your home for the most money possible and in your timeframe.  Expired listings are homes that were listed for sale in the MLS and did not sell while under contract with their Realtor.  You don't want that...You Want to Sell. 

Top 3 Tips to Get Your Home Sold
1. Hire the right Realtor. You want an agent who has the experience and knowledge to get the job done.  Rely on the neighborhood market information provided by your Realtor.  Interview a few agents and see who you click with and be sure to ask them about their marketing plan and how they will advertise your home outside of the MLS.

2. Price your home properly.  I understand you want to make as much off the sale of your home and we will work hard to make that happen but you can't deny the market facts and what the homes that are similar to yours are selling for. Remember that you will need your home to appraise for what you are asking.

3. Do your part.  You may not realize that we need you to do certain things to get your home sold. Little things like cleaning up your flower beds and keeping the lawn trimmed, keeping the kitchen clean and counters clear for showings and do what you can to make your home inviting ti the buyers.

Balancing Your Business Life and Your Personal Life

The one basic thing we require to succeed in business is
perseverance. Having a goal and a plan to reach that goal will always lead you down the path to success. Over time, our goals may change which means our plan must change but no matter what, we must persevere. Whether you set daily, weekly or annual goals true success is staying the course even if we fall short of our goal. It takes failure to find success and in the real estate business we must maintain a positive and forward momentum. Let's be realistic. This business is difficult but if we model our business after other successful professionals and use the tools and systems we have access to, there is nothing we can't achieve. When I started out on this crazy roller coaster ride of real estate I looked at the "Top Producers" and created a plan based on what they were doing that worked for them. I remember thinking If only I had as much business as they did I would be so happy. Well, careful what you wish for. My business growth meant that I needed new goals and new systems and a new plan of action to maintain my customer service and keep my customers happy. Being an individual agent I needed to find help with my workload and had to make the decision to refer out a portion of my business so they customer received the service they deserved and required. That was difficult for me to do but I came up with a plan and set it in motion.

Balancing a personal life and business life became a main priority
in my life. What good is success if you don't get to enjoy the spoils of your hard work?  The real estate business can be a 14 hour a day 7 day a week business if you let it happen. Sure your busy and you have a lot of customers and your able to afford a coffee from Starbucks but at what cost? I became unhappy and felt burned out in my business. This may sound crazy but I decided to plan my weekly schedule. I know, novel idea right. I started by committing to not working on Sunday. That day is reserved for my family time. Then I decided that I would put my phone on silent after 7pm on weekdays. Since I am an early riser I created business hours for Monday-Friday from 7:30am-7pm and added this to emails signatures and my outgoing voicemail. Some may think that's crazy to do. It works and it also set the tone for. Y customer relationships that there are boundaries that need to be observed. This had a huge impact on my personal life. I was much happier and had an actual day off a week. I don't feel guilty about not answering my phone since my voicemail clearly informed the caller of my business hours. 

Achieving a work/life balance in your world is not as difficult as some people may think. Vacations and weekend get always are a must. We take 2-3 vacations a year and 2-3 weekend get always as well. This was another big challenge for me since I thought the world would implode if I wasn't there to take care of business. I got over that quickly once I realized that my associates are more than capable of keeping things going while I am away. In order to find balance in business and personal life, we must allow and plan for each. I also learned that telling someone that I was booked for a certain day didn't mean they would get mad or hang up on me. We just scheduled the appointment for a time that worked for both of us. Studies have suggested that having a happy business life makes for a happier personal life and vise versa. Our business and personal lives go hand in hand and our personal goals will usually create a business goal to achieve which allows us to reach our personal goal. Lets say you want to earn more income to buy a bigger home for your growing family. In order to do that you will need to set a new business goal to create more income. The same can be true for marriage or a new vehicle or a long family vacation. Whatever your personal goal is, often times you will need to set a business goal to achieve it. This is why we say our personal and business lives go hand in hand. 

Keep in mind that if something you are doing is not working for you. Change it.  Whether it is in your business or personal life. If your current marketing and advertising isn't giving you the results you want you should try another approach. The same is true for your personal life. If you don't like what's happening at home, change it. We control our lives and we make our own path in this world. If you don't like your career, change it. If you don't like who you live with, change it. If you find your social group is not lifting you up, change it. You have the power to create a happy life for yourself in both your business and personal life. If either part of your life is not a happy experience for you on a daily basis you will need to take the bull by the horns and set a course to make that change. You owe it yourself to be happy and successful.
