SummerTree in New Port Richey Florida Real Estate Sales

SummerTree in New Port Richey Florida is a
gated community reserved for those age 55 and over.  The community of SummerTree offers it's residents a community pool which is heated, tennis courts, shuffleboard, a fitness gym, billiard room and golf course.  SummerTree is a lower maintenance community where your landscaping is provided by the community so you never have a need to mow your lawn or trim your shrubs yourself. 

I have been assisting people to sell and buy real estate in SummerTree and all of it's villages for years.  The villages inside SummerTree include Arborwood, which is a section of the community that has mostly smaller 2 bedroom single family homes with attached garages and Arborwood has it's own community pool that is for the Arborwood residents only.

The villages of "The Greens", "The Villas" and
"Tournament View" are sections of SummerTree that offer villa style homes that are built in pairs and that are attached but each villa has it's own garage.  The villas in Tournament View are located on the golf course and close to the community clubhouse. The villa style homes located in "The Villas" are located on the back side of the golf course and some homes are close to the course with views of the greens while others are on conservation home sites with wooded views.

Trinity Florida Real Estate Market is Moving - It's Time to Sell

The Trinity Florida real estate market is moving and homesare selling at a quicker rate (less time on market) than in years past.  We are also seeing home sales with higher sale prices than before.  These indicators are positive signs that the Trinity Florida housing market is recovering and with constant improvement to the time a home for sale is on the market and sales prices, we are confident that the trend will continue for the 4th quarter of 2014.

competition from other homes for sale and fewer of them are distressed properties which means that your homes market analysis is very important and you should rely on that information being provided by an experienced and knowledgable Realtor(R).

Many people are asking me "what is my Trinity Florida home
worth" and you may be surprised by the answer.  With fewer distressed sales on the market and an renewed sense in the value of home ownership, home sales in Trinity Florida have greatly increased in number over the last 1-2 years and all of these home sales affect your homes market value.  You may be thinking...what do you mean "distressed sales"?  Distressed sales are homes that are currently or previously available for purchase as either a short sale or foreclosure. Our local real estate market in Trinity Florida does still have a number of these homes available we are seeing a decrease in their numbers.

Selling Your Home "For Sale By Owner" May Not Be as Easy as You Think

The Idea of selling your home yourself can be financially
attractive to some homeowners who feel they will be saving a lot of money by selling their home "For Sale By Owner". We know that there are companies that can assist a "For Sale by Owner" seller and the most commonly known company is By Owner.  These companies assist homeowners for a fee and are not as effective as hiring a Realtor who has the knowledge and experience to properly assist you.  Ironically, the c.e.o. of By Owner actually hired a Realtor to get his home sold after months of trying to sell on his own. 

Statistically home owners who hire a Realtor to sell their home have a shorter time for sale, get more money for their home and have far less stress and uncertainty.  My job as your Realtor is to get your home sold in your time frame and for the most money possible while protecting your interests and making sure you are protected legally and ethically throughout your home sale process.  Most people trying to sell their home "For Sale By Owner" have a full time job.  Have you considered that every time you are unavailable to show your home it is off the market?  Have you considered that serious home buyers hire a Realtor to assist them in finding a home and as a "For Sale by Owner" your home is not in the Multiple Listing Service and will not be seen by those home buyers?  Contrary to popular belief, the "For Sale by Owner" companies do no put your home in the actual Multiple Listing System that is used by Realtors.

Many times when I speak to home owners who want to sell
their home "For Sale by Owner" I am told that they don't want to be locked in to a 6 month agreement with a Realtor.  I do not force you to agree to a 6 month agreement and I do not charge a cancellation fee in my agreement.  You are free to cancel our agreement at any time at no cost to you.  Another popular reason I hear from "For Sale by Owners" is that they don't want to pay a high fee to a Realtor.  Here are a few facts about that.  Realtors will almost always get your home sold for more money than you would yourself which reduces the overall cost to you for selling.  Realtors will almost always get your home sold faster than if you try to sell yourself.  Generally the longer a home is "For Sale" the less money the home will sell for in the end.  Then there is also the marketing and advertising that a Realtor can provide that you may not be able to do yourself.
