Great Curb Appeal for Your Home with Fall or Halloween Decorations


Fall is one of the largest home decorating seasons we have and in Florida we have to make the change in season a visual one. With the autumn season, Halloween and Thanksgiving the fall home decorating season lasts for about 3 months and here in Florida the weather is warm and delightful.  I am a fall decorating junkie and as a matter of fact, my homes interior has been decorated for fall since September 4th and that same weekend I started my exterior decorating with fall colored mums in my porch planter and a fall welcome mat as well as a few artificial pumpkins on the porch next to the door. Next month I will add all of our spooky Halloween decorations and get ready for All Hallows Eve.

We may go a little fall festive in our home but it is not currently for sale. So, how do you decorate for the fall season if your home is currently on the real estate market for sale?

Realtors always tell you that curb appeal is important when selling your home and this is especially important in the fall. You will want to make your home inviting to your potential buyer from the road while allowing them to see your homes exterior in a good light. I would suggest avoiding putting all those fake cobwebs in your shrubs and skip the ghosts and goblins this Halloween. Decorate for the season and not the Holiday. You will want to aim for more subtle and tasteful exterior fall decorations and limit them to 4 items on your porch or entry way. 

A fall wreath is a great way to decorate your home for the season. A wreath will give your potential home buyers a welcoming feeling and let them know that you care about your home. A well appointed entry way on a home makes a great impression on your potential home buyer.  Adding a few artificial pumpkins and maybe a scarecrow or bale of hay may be another great way to go. Keeping to the rule of 4, you are sure to not go over board. Remember, you want the buyers to see your house and not all your decorations.  There are a few curb appeal basics to keep in mind. Have your lawn cut and edged weekly. Keep those pesky weeds out of the front flower beds. If your mailbox is a bit worn, get a new one. Your house numbers should be visible and presented nicely. Maybe a nice painted tile house number would improve their look. Keep your porch free of debris and cobwebs. Even during Halloween.

How to Get Gold Star Feedback for Your Homes Showings

Feedback from your potential buyers is important and although you may not always like what you hear, getting feedback at all is a Gold Star in my book.  My job as your real estate professional is to follow up with the prospective buyers agent and ask for feedback.  Often times I will use an online showing request though the MLS which sends a feedback request automatically. Sometimes I will need to speak to the buyers agent before allowing them to go show your home and it all depends on the instructions you give me on handling your appointments. This is something we discuss at our listing appointment so I have a clear understanding of how you want me to work for you. 

In any event, feedback on your homes showings is requested and it is my job to make sure we get a response from the buyers agent one way or the other.  Whether or not you home receives a Gold Star from the buyer is completely in your hands. Unfortunately I cannot do certain things before every home sowing and it is up to you to help out with this.


Simple Ways to Get That Gold Star Review

  • It's Florida. It's Hot. Turn down your homes air conditioning system to a cool 75 degrees. If a home is hot the buyers don't like to stay long and may not even look at the entire home.
  • Smells can be a deterrent and if you have pets you will want to address any odors. I have 2 dogs and they are family but your buyer may not like pets or may be allergic. Give your surfaces a dust and open a neutral scented air freshener. 
  • Clear your surfaces and counter tops of unnecessary items. You want the buyer looking at your kitchen and not be distracted by your toaster, mixer or mail. I suggest that while your home is on the market keep a basket on your kitchen counter for your mail so you can easily tuck it away when you have showings. 
  • Curb appeal is your homes first impression so you will want your lawn neat and flower beds free of weeds. Lay out a new welcome mat and keep the entrance to the home free of pesky cobwebs and dirt. The idea is to make the buyer want to go inside with positive attitude.
  • Music. Everyone likes music. Set your homes stereo system to a contemporary station and leave the volume down low. 


You want your buyers to have a welcome feeling while in your home. A Great First Impression Starts With your Home's Curb Appeal

We all know that you only have one chance to
make a great first impression.  Selling your home in New Port Richey Florida is no different. Your homes front exterior photo is required in the MLS as the first photo in your homes advertisement and photo gallery.  This means that when your homes MLS advertisement is syndicated out to all of those real estate websites like Realtor.com and Trulia and that also means person who purchases your home will have already seen these photos. Your homes "curb appeal" and landscaping  needs to be appealing and well groomed to attract as many home buyers to your property as possible.

There are easy ways to enhance your New Port Richey home's curb appeal. Keep your lawn neat and the edging sharp.
Weed your flower beds often. Trim shrubberies and install Florida friendly plants and shrubs. You may want to consult with a landscape professional about ways to make your homes landscaping more attractive.  Your homes "curb appeal" is your first impression on your buyers. You want your buyers excited to get out of the car and see the inside of your home.  Your landscaping is not something that you can look at as "the buyers can plant what they want" or "the inside of my home is so nice they won't care about the front porch". 

There has been more than one occasion when
working with home buyers that I was told to "move on the next house" or "I don't think I want to go inside" from the curb.  The same is true when buyers search homes online. Your photos must be quality but the subject of the photo must be quality as well. You have competition from the other homes for sale in your area. Let's look at it another way. If you went to the produce stand for an apple and found only 3 apples on the shelf and one was deep red and shiny and the next was red and pretty dull and the third was light red and bruised....which one would you pick? The shiny deep red one right? The same goes for your home when selling. You want your home to be the beautiful shine home that buyers want to pick.
