The affordability of Pasco county's Gulf Coast has drawn home owners from all over the country here for years. Great Curb Appeal for Your Home with Fall or Halloween Decorations

Fall is one of the largest home decorating seasons we have and in Florida we have to make the change in season a visual one. With the autumn season, Halloween and Thanksgiving the fall home decorating season lasts for about 3 months and here in Florida the weather is warm and delightful.  I am a fall decorating junkie and as a matter of fact, my homes interior has been decorated for fall since September 4th and that same weekend I started my exterior decorating with fall colored mums in my porch planter and a fall welcome mat as well as a few artificial pumpkins on the porch next to the door. Next month I will add all of our spooky Halloween decorations and get ready for All Hallows Eve.

We may go a little fall festive in our home but it is not currently for sale. So, how do you decorate for the fall season if your home is currently on the real estate market for sale?

Realtors always tell you that curb appeal is important when selling your home and this is especially important in the fall. You will want to make your home inviting to your potential buyer from the road while allowing them to see your homes exterior in a good light. I would suggest avoiding putting all those fake cobwebs in your shrubs and skip the ghosts and goblins this Halloween. Decorate for the season and not the Holiday. You will want to aim for more subtle and tasteful exterior fall decorations and limit them to 4 items on your porch or entry way.

A fall wreath is a great way to decorate your home for the season. A wreath will give your potential home buyers a welcoming feeling and let them know that you care about your home. A well appointed entry way on a home makes a great impression on your potential home buyer.  Adding a few artificial pumpkins and maybe a scarecrow or bale of hay may be another great way to go. Keeping to the rule of 4, you are sure to not go over board. Remember, you want the buyers to see your house and not all your decorations.  There are a few curb appeal basics to keep in mind. Have your lawn cut and edged weekly. Keep those pesky weeds out of the front flower beds. If your mailbox is a bit worn, get a new one. Your house numbers should be visible and presented nicely. Maybe a nice painted tile house number would improve their look. Keep your porch free of debris and cobwebs. Even during Halloween.

We wish you a very peaceful and love filled fall season and all the best in selling your home. Please keep me in mind if you or someone you know is in need of a Realtor in New Port Richey, Trinity, Port Richey or Land O'Lakes Florida. I am always here to help.

How to Do an Online Request for a Market Analysis of Your Home

Requesting a Market Analysis of your home is easy to do online when you remember these tips. Tech savvy agents have a contact form on their website that when filled out, they are emailed directly with your request.  Lets face it, we all work different schedules and you may have trouble getting a real estate agent on the phone in the evening or early morning.  Utilizing the agents website you can contact us at anytime day or night and we will respond to you as soon as possible.

Tips for Making Your Online Request
1- Be sure to fill out the form properly. Include your email address correctly so the agent can email you the market report.
2- Include your phone number. Often times we will not call you but if there are questions we need answered to create your report we may need to call you so we can make your report as accurate as possible.
3- Tell us about your home. How many bedrooms, bathrooms, pool, garage size, updates etc... the more info we have the more accurate your market analysis will be.
4- Allow us a little time. I would suggest you give the Realtor(R) about 48 hours to create and send you the market analysis of your home. If by the third day you haven't heard back, you may want to call or email to follow up.

True professionals will respond as soon as possible and let you know they received your online request and when you can expect to receive the report.  I make an effort to send an email as soon as I read your request and let you know I received it.  You want a tech savvy agent when selling your home and if you reach out to an agent who does not have a online contact form from their website you may want to look to another agent for help.

I am here to help you with all your real estate needs in Port Richey, New Port Richey, Trinity and Land O'Lakes Florida. Contact me today to request any information.

3927 Star Island Dr. Holiday Florida, Lakefront Home for Sale

Living the Florida lifestyle for many people means living on or near water. The home at 3947 Star Island Dr. in Aloha Gardens of Holiday Florida is located on a chain of lakes where you can enjoy beautiful sunsets from your backyard or enjoy a day of boating through the number of lakes your home has access to.  There is an non deeded dock just past the homes seawall where you can moor your boat, kayak or canoe.  You can even just sit out by the lake and enjoy a cocktail or two. This home is truly the western Pasco county Florida lifestyle.

The homes interior offers an updated kitchen
as well as both bathrooms being updated. The master suite has a full tub/shower combination and newer paint and carpeting.  The second bedroom also has newer paint and carpeting.  The main living ares of the home are tiled and those rooms have also had a recent coat of paint applied. Don't worry that all that paint the owner did will need to be covered up, they painted with all white so you can chose your own colors for your home and not have to cover any dark colors.

The large family room is under roof and air and is included in the homes square footage. This room has also been re-carpeted and painted recently and is wired for cable.  Don't worry that you won't have an outdoor living area, this home has a large back yard that is fully fenced and offers two patios for your enjoyment.  All of the appliances are included in the sale of this home and the the air conditioner was replaced in 2011 and the roof has been replaced in 2001. This home qualifies for FHA, VA or Conventional financing and flood insurance is required but don't fret, the sellers have had hurricane shutters installed as well as an alarm system which will help reduce your overall homeowners insurance.  This is a truly Move In Ready home.  Contact me or your favorite real estate professional to make your appointment to see this adorable lakefront home.

Why Calling to See Homes "Today" Usually Won't Work

Your time is valuable and using it wisely when house hunting is important. Working as a Realtor in Port Richey Florida, I often receive phone calls and the customer asks "what can you show me today?" or "Were in town now and want to see some homes".  You are going to waste time calling multiple real estate agents until you find one who has absolutely nothing going on that day and can quickly put together some showing appointments for you.  You will most likely not get to see everything on the market due to your short time frame for appointments which is not in your best interest.  The other side of the coin is that you are now using an agent who...had no other business to attend to. (I'll just leave that there)

In order for you to utilize your time wisely, here is how a typical buyer showing process works.

1- You provide proof of funds or a mortgage pre-approval. True professionals will not show you homes without this.
2- You need to have a conversation with your agent about what you want in the home and the price range you are comfortable with.
3- Your agent then goes to the MLS. They search for homes that fit your criteria.
4- We pull permits and read sellers disclosures to see if the home qualifies to be included in your showing list.
5-They read the showing instructions and call the listing agents to schedule the appointments for each home. They juggle the appointment times to accommodate the home owners schedules.
6-We then print out the info sheets for both ourselves and you.
7-We then map out the route we will need to take to make all of the appointment times.

In the midst of this, we also have to schedule other customers and coordinate with home inspections and closings.  I highly suggest if you are going to be in the area to look at homes you contact a local agent in advance and schedule a day to see homes or you may end up with a less experienced agent or you just might not get to see any homes. Plan ahead and use an experienced real estate agent who can help you see the most homes in your time frame and that fit your criteria.
