Why Hire the Gulf Home Sales Team - Michael J. Gallo,Realtor

Choosing the right real estate professional to sell your home can seem like a herculean task. You want a real estate agent who will work diligently for you to get your home sold. Your homes marketing and advertising is the main focus of my job.  If I can market and advertise your home properly to attract serious buyers, then I can help you negotiate  your sale and handle all of the legal paperwork required to sell your home.  Not all real estate agents are the same and here is how I am different than other agents.

You deserve a real estate professional that will
take a consulting approach to their business. I want to know your goals, needs and concerns and together we will address the issues that are important to you.  Most people do not sell their home every year and our real estate market changes constantly so it is my responsibility to educate and inform you of what the current market is doing and answer any questions you may have.  Marketing and advertising of your home has changed in recent years and knowing that I am a "Tech Savvy agent" who can effectively advertise your home internationally is another reason you may want to consider me for the job of selling your home.

My business "Gulf Home Sales of Florida Luxury Realty, Inc."  has been built on honest and straight forward collaboration with my customers. You have ideas about the advertising of your home and I am committed to collaborating with you and discussing ways we can market your home better.  I truly feel that it's your home, your money and your family and you have every right to be involved in the entire process of selling your home.  Feel free to contact me anytime with your questions or concerns.  You can request market analysis of your home at no obligation to you and I also provide you with the ability to contact me online if you chose.

What is Your Trinity Florida Home Worth in Today's Changing Market?

Many people are asking me "what is my Trinity Florida home
worth" and you may be surprised by the answer.  With fewer distressed sales on the market and an renewed sense in the value of home ownership, home sales in Trinity Florida have greatly increased in number over the last 1-2 years and all of these home sales affect your homes market value.  You may be thinking...what do you mean "distressed sales"?  Distressed sales are homes that are currently or previously available for purchase as either a short sale or foreclosure. Our local real estate market in Trinity Florida does still have a number of these homes available we are seeing a decrease in their numbers.

You may have no intention to sell your home right now or in the near future but you may want to know how much your homes value has increased over the last year or two and I am happy to help you get that information.  You should know that  I am not like other real estate agents and I take more of a counseling approach to helping my customers with their real estate needs in Trinity.  Your home is often times the largest investment you will make for yourself and your family and I feel that you should be able to reach out to a highly skilled and knowledgable agent like myself for the information you need regardless of your intention to sell or not sell.

When looking at your Trinity Florida homes market value we
will explore the recent market activity as well as the condition and features of the other homes as they compare to yours. Your comprehensive market analysis will act as a guide to your homes current market value range.  Your homes market value range is the range of pricing that you can expect your home to sell in.  Although I cannot pinpoint and exact sales price or value for you, we can review the data and come up with a price range that will be as accurate as possible.

You can fill out my online contact form and request a market analysis of your home.  I will contact you within 24 hours to discuss your homes features and condition and I will create your market report.  We will also schedule a time to meet that is convenient for you so we can sit down for 15 minutes and review the data.  You are not obligated to list your home for sale with me nor are you obligated to hire me in the future. I consider it my job to provide you with the information you want.  As your local real estate expert in Trinity Florida, you can rely on my knowledge and experience to help you.

If you or anyone you know is in need of a real estate professional in Trinity Florida, Contact me.  I am here to help.

Selling Your Waterfront Home in New Port Richey Florida

When you decide to sell your waterfront home in New Port Richey Florida there are a few things you will want to take into consideration to make selling your home easy and as stress free as possible.  Hiring the services of a local real estate professional is the first step to successfully selling your waterfront home.  I will suggest you speak to 3 local real estate professionals and interview them for the job of selling your home.  You should do this even if a friend or family member referred the real estate agent to you.  I never assume I am the only real estate agent that you speak to.

Owning a waterfront requires that you carry flood insurance
as part of your homeowners insurance policy.  Recent will benefit you in selling your home.  Your buyer will want an estimate on their homeowners insurance and they will need to produce an elevation certificate to get a quote.  Local surveyors can perform your Elevation Certification for a nominal cost and you then can present it to your potential buyers so they can get an insurance quote.  Keep in mind that the cost of homeowners insurance is factored into the monthly mortgage payment and may affect your buyers ability to purchase your home. Changes to the flood insurance programs may impact your home buyers with increased cost of their policy on your home.  You should know that what you are paying for flood insurance on your waterfront home will not necessarily be the amount your buyer will pay.  They will most likely have to pay more than you are currently.

Selling your waterfront home in New Port Richey Florida can be an easy when you hire an experienced local agent to assist you in selling your home.  Contact Me Online to discuss your real estate needs and have any of your questions answered.  I am here for you and your family to hep you navigate the legal avenues of selling your home.

Selling Your Waterfront Home in western Pasco County Florida

Selling your waterfront home in western Pasco County Florida requires the assistance of an experienced and knowledgeable real estate professional.  The Gulf Home Sales Team feels that marketing of your waterfront home is very important to attract the right buyers and procure a qualified buyer to purchase your Florida waterfront home.

Your waterfront home deserves quality marketing. Here are a few ways the The Gulf Home Sales Team will focus on providing you and your family with the best marketing possible.

First we will put a great deal of focus on your homes photos. We shoot many many photos of your home. We take a lot of photos because we know that once they are uploaded to our editing software, the pictures may look different than they did on the camera screen. (We NEVER use cell phones for photos) We will look at your photos and run them through our photo editing software to make sure the pictures of your home are the best possible photos used in your marketing.

Marketing your waterfront home for sale online in very important. More than 95% of all home buyers start their home search online. You need to be competitive in this online advertising platform and we have the knowledge and experience to get this job done for you.  Your waterfront home will get it's own website that we create for you as part of our marketing platform. This website will be shared on all of oyur homes marketing.

Open House. That's right I said "open house". Properly marketing your home requires an open house. You may decide not to do one and that's fine but here is why we want you to do one. Waterfront buyers are not the same as non waterfront buyers. People will want to see the canal or river your home is on.
Waterfront home buyers who already own boats will want to know the depth and width of the water. They will want to see the dock, davit and property.  Having an Open House on a Saturday will attract potential buyers to your home and it will also give local real estate agents and brokers a chance to preview your home.  The open house will also call attention to your home as boaters in the neighborhood pass by on their way out to the water for the day.

Selling your waterfront home in western Pasco County Florida does require a marketing plan that is as unique as your home.

Real Estate Professional - How is Your New Port Richey Agent Working for You?

"Real Estate Professional" these are not just words used to describe every real estate agent.  True real estate professionals care for their clients needs, protect them from harm and operate their business in a manner which provides excellent customer service.

This week I had a confusing thing happen. My client was short selling one of their investment properties. We received an offer last month and accepted it. This week the lender notified us that the short sale was denied. (not the offer...the short sale approval). I immediately notified my client and then the buyers agent.

Here's where things got weird.  The buyers agent emailed me back and said "I think you have the wrong person". REALLY?? I replied with a copy of the executed contract attached to the email.  They then replied with "Oh yeah...I have the buyer. I forgot all about this". REALLY?  You forgot about the client? The contract? The fact that you called me at 8:30 pm to make your appointment to show it? (cuz I shure didn't)
Unfortunately we see this "professional" behavior too often.

My advice is to always make an appointment to meet your potential agent face to face before agreeing to work with them. A true professional will tell you how they will communicate with you and how often. They will take notes on your needs and goals. They will discuss what your expectations are and how they will assist you in reaching your goals.  Contact 3 or more agents and meet with all of them for a consultation. If the agent is not prepared for your consultation they may not be the best choice.

Whether you are selling or buying a home you are making decisions that affect the single largest investment in your life.  You deserve the proper representation and should always require the highest level of professionalism from your agent.
If you or someone you know is in need of real estate services in Pasco County Florida, please contact me.

Selling Your New Port Richey Florida Home takes Consistent Marketing

Selling your New Port Richey home in today's market takes consistent and constant marketing. That is why you need someone in your corner to help you.  You deserve to have an experienced local professional on your side.

Hiring a real estate salesperson who is not local may be a mistake. You may experience a longer time on market without a sale.  Local real estate professionals know the area and the positive aspects of your town. We can inform your potential buyers about local events coming up and we can recommend they visit local attractions which will make your home more attractive to them.

Let's look at it another way. If you were going to move from New Port Richey Florida to Brandon Florida, you would hire a Brandon real estate agent to show you homes. Likewise if you are selling a home in New Port Richey Florida, you should hire a real estate agent in New Port Richey Florida who can assist you in selling better than an agent from outside the county.

You can count on me to be your local real estate professional in New Port Richey Florida and Port Richey Florida. I have lived, worked and played right here in the New Port Richey area for over 2 decades. I know our local market and I know how to better serve you, my neighbor.
