Why is Having a Home Inspection Before You List Your Home For Sale Beneficial?

Your home is your families biggest financial investment and when it comes to selling your home, you will want to go about it the right way.  Hiring a licensed home inspector to perform an inspection for you can be quite beneficial to you as a seller.  We recommend you contact a home inspector to do an inspection of your home and you can make any necessary repairs before you list your home on the open sales market.  This will give you the piece of mind that your home is ready to sell and you will have addressed any minor issues so it is not a bargaining chip for your buyer down the road.

Why is Having an Inspection Beneficial?

Many home buyers use financing that is insured by the Federal Housing Authority (FHA) all FHA loans are subject to an FHA appraisal that includes a cursory inspection of the home to verify that the home passes FHA guidelines.  FHA homes are considered to be "Turn Key" homes. Your home cannot have any malfunctioning electrical outlets, exposed wiring, inadequate or improperly installed circuit breakers, malfunctioning windows, dry rot on door frames etc....  Your home inspector will check all of these things and more to make sure you are ready to sell to any and all buyers regardless of their type of financing. 

Depending on what is contained in your home inspection report you can provide it to your potential buyers to give them piece of mind and possibly receive a better offer on your home as your giving the buyer piece of mind as well.  You do no shave to share the report if you don't want to.  That decision is up to you.  Most buyers will still perform their own home inspection even if you share your report with them with is understandable.  Keep in mind that even an "As-Is" sales contract has an inspection period that allows the buyer to cancel the contract and receive full reimbursement of their escrow deposit if they are unsatisfied with the inspection report.

New Port Richey Florida is experiencing a low

number of homes for sale which can make this the perfect time to sell your home and buy up or downsize.  Home buyers are very active in the New Port Richey area right now searching for homes for sale.  With fewer homes on the market than in years past many home buyers are finding it more challenging to find a home to purchase in our area.  Traditionally the late winter and spring season brings more buyers into the real estate market and homeowners who are thinking about selling can take advantage of this low inventory time.
